The final stages of the home-buying process are focused on confirming the property's condition, completing the required paperwork, and officially transferring ownership. Understanding what to expect can help make closing day as smooth as possible.

Final Walk-Through Inspection

The final walk-through is typically conducted shortly before closing, often within 24 hours of the scheduled settlement date. This provides buyers with an opportunity to verify that the property is in substantially the same condition as when the purchase agreement was signed and that any agreed-upon repairs have been completed.

During the walk-through, buyers can also confirm that the seller has removed personal belongings and that the property is ready for occupancy according to the terms of the agreement.

Closing

Closing, sometimes referred to as settlement, is the final step in the real estate transaction. During this process, buyers, sellers, lenders, and the closing or settlement agent complete and sign the necessary documents required to transfer ownership.

Buyers may be required to sign loan documents, provide identification, and submit any remaining down payment and closing funds through approved methods such as a certified check or wire transfer, subject to the closing agent's instructions.

Once all documents have been executed, funds have been distributed, and the deed has been recorded with the appropriate local government office, ownership of the property is officially transferred to the buyer. At that point, you'll receive the keys and can begin preparing for your move into your new home.
